Fifteen years ago I wrote a website dedicated to my vision of a Co-Op Village, a cooperative community of 500 members. It was what I saw as post collapse communities many will choose to live in as they check out of the current rat race. See: Co-OpVillages.org.
It would be owned by all the members, living in homes they all construct together; they would own all homes together and move to other homes as their life needs change over time. Upon death, their initial investment will be paid out to their heirs.
In order for this to work, it would require several legal entities to protect the lifetime survival of the community. The land would belong to a Community Land Trust. The homes and infrastructure would be owned by a Non-Profit corporation. Some members will start businesses to bring in revenue from outside of the community. Those will be For Profit corporations, with some stock owned by the community because it will finance and help support those businesses.
What I just described was used by someone trying to own real estate for a similar purpose and yet different purpose. He is trying to loosen up sub-division rules using a combination of legal organizations to get around county urban rules that are most expensive.
We met and talked about six months ago about concepts along these lines. He was to pitch is ideas to a group of investors. I never heard from him again until yesterday. He wanted to share a print-out he received from Agentic AI after is inquiry about a community with a layer of different legal organizations being used.

I received the report just after eating dinner. I read about 5 pages and realized it was longer and repetitive. It was too late in my day to continue as my head was full after that short reading. I knew I needed to start keeping notes of things to return to.
There were no page numbers as a reference, so I inserted page numbering on it. It was 212 pages long!
After the page numbers I was able to scan it and then the next day return to my reading on page 6 where I left off. My scanning appears to be just repetition of the same information. I don’t know if I will ever finish reading it.

The 212 pages detailing one paragraph above is probably a bit over kill. I wonder what it cost to produce this free report?
